Redevelopment FSI for old city bldgs hiked – Mumbai

Old and dilapidated buildings, constructed before 1969, will get a floor space index of 3 for redevelopment. Chief minister Prithviraj Chavan cleared this decision on Monday. He had put this decision, taken by his predecessor, Ashok Chavan, on hold. The former chief minister had announced this deci sion in the Legislature in July 2010. It was notified in November 2010, just before he quit following the Adarsh scam. The FSI of a building is the ratio of the built-up area to the total area of the plot.

The FSI for redevelopment of old buildings in the island city is 2.5. Hiking this FSI to 3 will trigger a frenzy of real estate activity.

There are 16,000-odd old, cessed buildings in Mumbai. These buildings pay a cess to the Maharashtra Housing and Area Development Authority for their maintenance. The state had categorised them as A, B and C, depending on the age of the construction. Earlier, only buildings in the A category — those built before 1940 — could be redeveloped with incentive FSI.

  1. Our building is located in Mulund West T ward and built before 1964. It is declared dilipidated but repairable by BMC. We want to know that today 27.7.2013 as per newspaper FSI increased to 3 for all buildings build prior to 1969 is applicable to T ward.

  2. Our bungalow is situated in KOLE KALYAN village / Gaothan area of Satacruz East ( Island city ) build 1950 and in depleted conditions.
    having 3070 sq feet plot area after setback, land given for road widening 948 sq feet. my question is
    1. FSI for redevelopment in gaothan area which is free for redevelopment and if premium to be paid to corporation.
    2. Set back land was given to BMC 1989 , will the BMC yet offer the FSI 1.2 on set back land free of cost. FSI was not taken or used.
    3. Will BMC consider plot area of original 4018 sq feet of later after acquiring our land which is now current 3070 sq feet.
    4 what is current FSI rules of redevelopment in gathan area as well as in the suburbs .

    the plot is connected or facing 20feet width road connecting to main DP road
